BUYERS LOOKING FOR MORE  'PropTech' IN SELLERS PROPERTY DETAILS Online agency Purplebricks says an absence of technology in property details is one of the biggest turn-offs for potential buyers. A survey of 2,000 adults shows deterrents for buyers include too few photos on the property details and no video content online. Not having a floorplan, rooms decorated in garish colours and having dirty clothes on show are other no-no’s when selling a property. The study also found that in the age of virtual viewings, one in six even believe if a property was what they wanted, they’d be willing to put in an offer without setting foot in the door should the video and/or fly-through be good enough. RENTS IN LONDON FALLING OUTSIDE  OF LONDON RENTS ARE ON THE INCREASE London is now the only region where rents are falling, down 6.8 per cent in inner London, while outer London is up by 0.8 per cent,  In September 2019, the most in demand property type was a studio flat, followed by a two bedroom house. A year later, in the wake of the pandemic, two-bedroom houses have now overtaken studio flats as the most in demand, with studio flats falling seven places, behind bungalows and houses. Interestingly, landlords are also being advised to redesign properties to suit the new emerging needs of renters. 'I’ve heard from some agents that they're now advising their landlords to turn part of the living room into a work from home space, or offering to install high-speed broadband for tenants as an added incentive,' says Miles Shipside at Rightmove. PROPERTY SEARCHES SURGE IN SMALL COMMUNITIES AS COUNTRY & COASTAL ESCAPE CONTINUES

The trend of more home-hunters looking to escape to the country or coast continues. A survey from Rightmove, based on 448 million searches by home-hunters in September includes all areas with at least 30,000 searches.  It shows that in the nine areas where searches have doubled all have a population of under 11,000. Taking the top spot is Lightwater in Surrey, where buyer searches were up 130% in September compared to September 2019. The village has a population of under 7,000, and house prices range from a studio flat on offer for £155,000 to a five bed house with an asking price of over £3.6 million.
